Idi 'never ending' discussion if you don't have accurate numbers with you. Keep your previous year tax return with you, plug in the numbers in an excel sheet and compare how much you save/loose by buying the home. Most of the cases lo Bokka(the hole..) guaranteed(assuming you are going for a big home) based on ROI.

If you sell the house for 500k you will be having a loss of $76k which is equal to renting an apartment for $1266 for 5 years.




Annais. my explanation is approximate actual value you will be at either loss/gain.
Rent (Say $1600) is offset by property tax (1.5% to 2.4%) + HOA Fees + small maintainance costs + electronics (fridge etc.) etc. so thats why i did't take rent in the approximation.CLIPART--run_dog

nuvvu ippudu katte rent ki upto $200 more monthly payment undettu illu konukkovatam safe choice($300-$350k home)..if you stay in that house for 5 years you will be breakeven even if you sell the home at same price you bought...so in the points mentioned by Lolakulu

1. 500k house with 20% down payment means you will get 400k loan from bank. This 400k is morgages over 20 years let say. 2400$ monthly pmt is sum of interest + principal that sums around to $576000 (mostly interest in the begining of mortgage duration).

2. you paid pmts for 5 years. that means 2400*60 months = $144000. So you still have another 15 years of payments ($432000).

3. now you sold house after 5 years for 500k. so new buyer will pay 500k to escrow account (middle men) who will pay that $432k balance on your part to your lender and transfer remaining 68k to your account.

4. so you will receive only 68k in the sale of the house at this point of time. Actually you paid $144k to bank as payments. so you will be loosing 76k in this whole scenario of owning house for just 5 years.

If you sell the house for 500k you will be having a loss of $76k which is equal to renting an apartment for $1266 for 5 years.

1) Rent vs non-Principal monthly expenses
2) You will have around 8-10% selling cost, will the appreciation offset it.

Beyond this, there will be life style advantages like more space, typically better looking, garage, backyard etc...how much are these worth is a personal decision.

read my statement again.. just for 5 years for a newly married and single income, space wont be that important..

Kids when they reach 3-4 years its from then one will needs space. Appatiki illu ammeyali anukonte, its not worth to invest now and loose lot of money as space is not worth to loose that amount of money..

Okka sari space kavali anukonta, money wont be that priority.. Hope I am clear..

On top Rental house furniture ki, inta pedda home furniture ki teda untundi, you will need to spend a sizeable amount on that..

actually owning house in USA is for security and stability reason not luxury or comfort if you are a citizen. let say if unforeseen fatal event occurs in your life, you can get Home equity loan and continue your life forward assuming you have had health insurance at the time of fatal event.

kindha lolaks cheppinattu the interest you are paying over a period of 5 years + Agent's commission of 6% of value of house when you sell + additional living expenses (more in utility bills, furniture,maintenance etc)..ivanni add cheskovaali...unless you are living in an area where property values are appreciating a lot, meaning you can buy at 500k and sell at 600k, you will be losing around 50-100k at the minimum...

Not the right way to look at it...compare two things

1) Rent vs non-Principal monthly expenses
2) You will have around 8-10% selling cost, will the appreciation offset it.

Beyond this, there will be life style advantages like more space, typically better looking, garage, backyard etc...how much are these worth is a personal decision.

In first 5 years, you pay more interest...

Lets say your mortgage is $2500, minimum $700 will go for interest and the remaining to your Principal amount.




~700 will go to prinicpal, ~1700 will go to interest, around 400-900 will be taxes, hoa and insurance depending on state

1. 500k house with 20% down payment means you will get 400k loan from bank. This 400k is morgages over 20 years let say. 2400$ monthly pmt is sum of interest + principal that sums around to $576000 (mostly interest in the begining of mortgage duration).

2. you paid pmts for 5 years. that means 2400*60 months = $144000. So you still have another 15 years of payments ($432000).

3. now you sold house after 5 years for 500k. so new buyer will pay 500k to escrow account (middle men) who will pay that $432k balance on your part to your lender and transfer remaining 68k to your account.

4. so you will receive only 68k in the sale of the house at this point of time. Actually you paid $144k to bank as payments. so you will be loosing 76k in this whole scenario of owning house for just 5 years.

1) Unless if you have more money, Dont pay 20% down payment if it is ur first house 5% is enough. Only thing is you have to PMI

Buy home as if you really own it, Own home gives a different feeling...Maintenance(Insurance, HOA, Monthly bills, Handyman etc) vaasipotadi...

Then do you need that huge space to enjoy related to what you are enjoying currently..
