Yes, CA laws are extremely pro tenant. It's very hard to evict tenants even if they do not pay rent. The key is proper screening of tenants with few references and strictly NO for section 8

As per law you need to provide atleast 30 days notice. You can put that as a clause. BTW, if you are going prop mgmt route, find a company which provides eviction insurance which should be around $12-$15 / month. It's totally worth it especially lot of crook tenants combined with CA pro tenant laws, this comes very handy and save '000s of dollar on attorney fees.

If you are planning to take depreciation on the property every year, bear in mind you have to pay taxes for those depreciated amount retroactively when you sell property. If you know for sure that you are going to sell then don't take depreciation option.

If your property is in around Notamos area, then It's a good investment for further appreciation.

I don't think you can deduct appliances cost in one year. For tax purposes treat them as property and depreciate over the period of 5 years

Rental property ki taxes lo...you will show each home as a business:

Revenue = Rent
Cost = Interest+Taxes+Insurance+Repairs+any comissions and fees+ any other purchases like appliances etc

But accoutning takes some work...save every bill ...even small stuff like air filters, batteries, bulbs matter.

I think you will not be able to sell in the middle of a lease term. Check you local law...but generally you cannot. You may sell to an investor with the tenant in...but thats very unlikely. Ayina ippudu rent ki iste...you wont sell atleast until Feb/March kadha...write the lease term accordingly...best time to sell will be Spring and early summer...so every year make sure your lease ends in spring. Fall and Winter is not a good time as the demand will be low due to school season and holidays etc.

Nee case lo you are making a simple trade-off,

1) when do you want to take the capital gains tax free. If you take it now, you can potentially start the clock on another home in a different city
2) Selling and buying a home involves a 10% transaction cost, so if you think the appreciation will be strong better to delay this 10% loss until the period of fast growth.

So, its a trade off between No1 and No2 above. Cost of No2 is generally bigger than No1 above and you can still get capital gains tax free if you sell it in the next 2 years but you cannot start your 2 year capital gains clock on your new home until you sell this one.

Capital gains exemption rule for primary residence:

If you owned and lived in the place for two of the five years before the sale, then up to $250,000 of profit is tax-free. If you are married and file a joint return, the tax-free amount doubles to $500,000. The law lets you "exclude" this much otherwise taxable profit from your taxable income.

general rule of thumb. if u get dollar or above dollar per every sq ft of house u r getting good rent ani telcha. so use this as bottomline for ur estimation.
