As per law you need to provide atleast 30 days notice. You can put that as a clause. BTW, if you are going prop mgmt route, find a company which provides eviction insurance which should be around $12-$15 / month. It's totally worth it especially lot of crook tenants combined with CA pro tenant laws, this comes very handy and save '000s of dollar on attorney fees.

If you are planning to take depreciation on the property every year, bear in mind you have to pay taxes for those depreciated amount retroactively when you sell property. If you know for sure that you are going to sell then don't take depreciation option.

If your property is in around Notamos area, then It's a good investment for further appreciation.

I don't think you can deduct appliances cost in one year. For tax purposes treat them as property and depreciate over the period of 5 years
