yeah. i gave it to the property management company.so far I am OK. After his commison(6.5%), whatever I get is enough to feed the monthly payments on mortgage and taxes. He will take care of findign the right tenant etc.He checks his the credit score and other background checks.

perfect.. always maximize 401K.. once you turn 50 you can contribute upto $24K

if wanted more..

whole life - secured and long term investment
LTD - security for you and family
Life insurance on Kids - good gift for kids..

At the end when you are retiring you should not withdraw the money for expenses.. you should live on their returns..

If have $2M.. at the lowest the return is $140K..you can have bindaas life.. you would not have two major expenses at that time.. mortgage and kids education..

Gochi bro, say if you accumulate 50 K by the age you are 35-40, and never use them, you should be happy that you are healthy. You shouldn't worry even if you have to pay the penalty when you withdraw. When you want to use this money for any Health care expenses, copays, deductibles, medicines and there are many items you can buy using the HSA card. All this money you are not paying the income tax (assume that at your salary you pat at least 25% federal)

When you want to withdraw that money for non-medical expenses when you are under 65, you pay tax and 20% penalty. When you are 65, you just pay the income tax, no penalty. You can invest this money like 401k. so the money will grow.

Can I use the money in my HSA for non-medical expenses?
Yes. If you do though, and are under 65, you’ll be taxed on the amount you use and assessed a 20 percent penalty. Once you’re 65, you’ll be taxed for monies used for non-medical expenses, but won’t pay a penalty.

H1-b paina unna vallu cannot manage rental properties ani vinnanu, dont know how much of it is true. If they have rental properties, they have to hire property management.

2 different things.

HSA(Health Savings Account) and FSA(Flexible Savings Account)

HSA money will rollover every year if you dont use and you can invest given by HSA bank

FSA money do not rollover and you lose it if you dont use by the end of year.

HSA visa debit card okati pampistaru and you use it as like any other bank card, but only for medical related stuff. End of year you will get a statement of distribution, you'll have to include in your tax returns ( form 8889 ). Any other purchases other than healthcare you'll have to pay tax

I think its better to max out 401k whoever is working. that way we will save taxes we pay at higher brackets (atleast 25%).That money will be 18000*2= 36000 saving per year (assume wife is also working).

If HSA available better to take it 6,000/year/couple. Even if you are not sick now, you are saving the money for the future.

HSA is related to High deductible plans. I got confused when he said 3K limit. Incase of HSA, you can go as maximum as you can go(depends up on your plan). Why limit to 3k??

If you take 529 and save money for kids education then that should give a minimum savings.




But you don't get any federal tax concession. Right? Unless you are a kind of experienced investor, I don't think this will help a lot on tax point of view except tax exemption from some of the state sponsored ones. Only thing is, you are saving some money at least to get some financial discipline. I am not in favor of 529 plan. States got restrictions on the use of the funds within the state universities etc.

I think its better to max out 401k whoever is working. that way we will save taxes we pay at higher brackets (atleast 25%).That money will be 18000*2= 36000 saving per year (assume wife is also working).

If HSA available better to take it 6,000/year/couple. Even if you are not sick now, you are saving the money for the future.

If you take 529 and save money for kids education then that should give a minimum savings.

401k/HSA/529 will be growing. If we still have money put it ROth IRA. This money will be saved after taxes and we dont need to pay the taxes on growth if we with draw at 59 1/2.

The problem with the data is- you can not generalize in with the whole USA data or for that matter the state's data.Each and every county within the state also differs on the housing prices. If you live in that are, then you will sense how the market is going to be. Many, many factors impact the local area market.

example:My BIl bought a house in PA for 350k about 20 years ago.Now it is one million dolalrs worth.But if you go one mile away, the same sized house is about500K. The reason is-The township stopped giving permissions with bigger lots(it got 2 acres lot).so, if any businessman/doctor wants to buy a house, this neighborhood is the only option. It was an unexpected movement by the County and helped that neighborhood.

so, your Gross adjustable income is 90K.30 percent tax is 27000/-.so, moeny in your hand is 63000/-

Scenario22; you paid off your mortgage.Income is 100k tax is 30%
Now, you dont have any mortgage .you got to pay 30,000.net money in your hand is 100,000-30,000= $70,000

I know it is not that simple calcualtion when there are many, many deductions , credits and other tax implications.But, You dont save anything by not paying mortgage.

correct...401k kooda in one shot if you withdraw, you need to pay taxes and some penalty...but if your employer is also contributing(matching) in your 401k amount, then u are losing that money if u don't enroll in 401k...for example, my previous company used to match 50% of what I put in 401k upto a maximum of 3%..ante nenu 6% contribute chesthey, my company used to add 3% from their pocket...which is around 3k per year..so 401k enroll kaakapothe ee extra 3k naaku raadhu...end of the day penalties kattina kooda I would be in a profit when I withdraw...

one more thing entante, even if u r in india, u can always withdraw money from US once u cross 60/65...after 60 aithe they put very little penalsty..after 65 chesthe then no penalty at all...plus money keeps growing over this period

like u said, HSA money gets rolled over to next year if u don't use it this year...if u see there is more money in HSA, then next year during your open enrollment period, reduce your contribution...HSA lo money meeru non-medical ki use chesthe u will need to pay regular income tax on that money plus IRS will put 20% extra penalty for using it for non medical purpose...

ikkada age tho paatu salary peragadhu kubang ji...too much uncertainity in US and that too in IT...its not a very smooth career path for all...ee time ki ey technology baagunte anduloki dookatam, malli start as a developer...just an example, last 12 years chooskunte first 2 years I made 60k, then 1 yr, I made 90k, after that took a cut and came down to 65k, and over a period of 10 years it slowly grew to 70/80/90k and now again I am back in market....I don't know where I will start and when I have to take a cut...

You are covered for kids education with 120k or so. even if its little bit more at that time it shouldn't be a huge issue.

at the rate of $900 savings per month (assuming you already have around 10k in that account) and assuming a 5% return, in 23 years you will have about $500k.

however, once you pay off the mortgage you will have that 3k per month extra cash even not counting increase in your earnings. lets assume 3k per month for 10 years and 5% return per year; you would save another ~500k.

your house paid off, you will have at least a million in the bank. house may be worth a million by then. if you move to a smaller place and buy a home for 500k, then you will have $1.5M in the bank for your retirement.

One thing we are not counting is your wage increases over time. you should be able to increase your savings in line with wage increases.

SBI tax div plan.. worked good for me ( relatively). I bought during 2007-10 ... recession ki baga dip aite aggressive ga bought, and from 2012 onwards, every year used to get like 15k on 1.2lac initial.. anta kante em kavali. Adi kooda boodida chesnu but still.. thats very good yield. And this SBI Tax saver isnt a highly rated ELSS in india, edo SBI acct undi ani badhakam toh invest chesa..
