ante if u r getting 1000$ monthly rent and ur paying 1000$ in mortgage payments he will assume u have 200$ monthly expense and will use that to calculate ur debt to income ratio.

say you get 1000$ per month so your annual income for rents is 12000

so from these subtract property tax say 5000
Mortgage Interest say 3000
expenses like repairs, your visit to the house (airline charges for your trip esi dobbu) 1000
depreciation certain percent say 3000
HOA fees per month say 100 so 1200 for year
now do the math
12000-5000-3000-1000-3000-1200= -1200

so u r making loss of 1200 per year.
so no need to make taxes but ade company peru meeda petavu anuku illu u can roll these losess into ur federal taxes and pay less tax provided u are not earning too much money

vere state lo koni rental easy through RE agents, they take 1 month rental as fee. I did my own through postlets.com which is free. If u dod it urself you have to use a service fromtransunion to check rental history adi tenat tone pay cheyinchavachu which 15$ or 25$ I think

indulo AD post cheste 4 or 5 sites lo chupistundi like Trulia, Zillow (postlets ni Zillow) konadi.
