Moulali lo 80 lakhs appreciation within 1.5 years on a property where as rupee has gone down by 4 Rs. Like 101k $ vs 106k $

So still profitable a lot.

Friend who became no 1 realter in 3-4 years span due to handling almost all real estate needs of Desis, by giving lot of rebates, made lot of money and he is investing in India.

He says investing here doesnt give the same returns even after 20% cut from India's appreciation.

That's not the good way to appreciate the country ( USA ), which has given you freedom & Well paying job. 🤔

You should atleast invest some part of money ( if not major part ) that you earn in USA ventures => Homes, Cars & Stocks.

There are good deals in USA ( Rental flats , Single family homes that can appreciate over time) that you can find. Let me know if you are interested.

So they are asking you to pay full amount now 🤔 ? Don't you think your money gets blocked for couple of years and it's not easy to liquidate either. It's risky, unless you are completely bullish about the growth.

You should usually go for CLP ( construction link plan ) or "Pay at the time of posession" plans. I can show you better options for you in "Financial district, North Bangalore, Adibatla, Kompally, Secunderabad, Uppal, LB Nagar, Kukat Pally / Bachupally & Hayath Nagar Areas".

You can own more with less money without too much risk.

Pashamylaram ( hub of pharma companies ), is about 15kms from Beeramguda.

There are lots of people who live in & around that area ( Ashok Nagar , Rama chandrapuram zone ) and they never complained a lot about ground water though.

So if u are confident of resale go for it.

ROI of 6% for under construction & 14.4% for the actual constructed space is good investment, especially if you can own exclusive space which appreciates over time.


But you need to think about guarantee for the investment & resale/liquidation. R u investing in those construction companies as shares ( less safe, You need to trust the company and resale might not be easy )? Or would they be registering the constructed space on your name ( Safe bet and resale would be easy with 14.4% returns or even ~10% returns if you want to sell it for premium ).

Can we trust these ventures...are these ok to invest?
They ask 1 crore minimum for 1000 sft stake and promise 50inrper sft rent until the project is done which can take3 years. The rent can increase to 120inr per sft once the space is rented out. Are these deals worth it?
