Yup. this is what i also observed. sub contractors again using mexiccans who does entire roof in 1 day. imagine quality. 3000 Sq. ft house ki sheet rock ni half day lo sestharu. dry wall ni 1 day lo sestharu. so many things goes bad intha hasty ga chesthe.

most of the wake forest did not feel right...except one pocket where there are hundreds of houses. in holly springs, development started now 2-3 miles from 540 toll road and i see school ratings are better in holly springs compared to wake forest...obviously we can not compare with morisville/ cary/ apex... may be i need to talk to someone living in holly springs to understand more

controlling inventory is the major factor...i spoke with pulte...they have 150 available lots...they are going to open 6-8 lots on 21st of every month...if we are already on their list, they will send link with pricing of these 6-8 lots and will send another link for us to give offers on top of lot premiums...who ever gives maximum offer will get that lot...whole process happens 21st of every month

After exploring the areas... now i am in a dilemma to even start the negotiation or just sit tight for couple of more years

Builders are creating this aritificial hype anipisthondi Raleigh area lo. they are intentionally releasing only 3 to 4 lots every two weeks and asking for bidding on each of those. every two weeks ki base price increase sesthunnaru by 10k and on top of it premium like 30k asking.

There is no oversight or fines on builders kada bro.

last weekend i was in Raleigh and atlanta checking the housing market ( first time home buyer)...my budget is 600k..i currently live northern virginia

my observations:
In Raleigh, i can get townhouse in apex/cary for 550k ...i can get single family in holly springs for lower 600k. i searched knightdale, garner,faquay-varina, wake forest...felt none of them are worth the price risk expect couple of pockets in wake forest.

In atlanta, i can get townhomes in cumming (exit 13 and 14) for 550k...single family homes in same area for upper 600k...i checked cumming (exit 16 and above), buford, suwanee, lilburn and lawerenceville ..none of them are worth the price risk except lawerenceville...felt lawrenceville is the next boom area...but no desis in the area now..

Cheap interest rates, people hoarding cash and did well in the last 2 years due to stock market, not enough inventory, demand is high due to Covid. These are the main known reasons for these insane prices. I don’t think it is sustainable. Average people/earners are priced out of the market everywhere. Now Toronto area became most expensive with an average home price around $1.5M which is higher than Vancouver.
Lot of realtors from west and east are visiting Calgary regularly and tied up with local realtors and selling Calgary as an investment opportunity in Toronto/Vancouver area. People are taking line of credit there and buying multiple properties here. In the last year, 50% or more transactions are done by these outsiders.

Calgary is probably cheapest metro in North America now and bidding wars started here in the last month or so. Not as crazy as in Toronto or other US cities but one local realtor told me that he is busiest ever in the last two years.

Everyone is talking about real estate, makes me think probably we are at the peak if not peaked generally
