Venture and flats are safe. but apartments will have depreciation after certain time.

I have seen two instances where the plots of non-local who doesnt stay there got occupied and had to pay amount to get it vacated after a long fight.

Its not a myth, when you experience it infront of eyes.

Then that was one issue, maintaining a house remotely is just impossible, I have a great experience with that either.

ee kabja myth nundi bayataki randi bro. you are loosing a lot by not investing on plots and lands. my 2 cents for you. if you had invested 10 lacs atleast 10 years ago on plot atleast in your home town then current worth would have been 1 crore easily.....98% people give you either unknowledgeable or fake info. only 2% can give you right advise. but it is hard to find those 2% people.

The tax you pay and the appreciation of property vs appreciation of Dollar doesnt really makeup with each other.

anduke anna,,

ikkada two scenarios
1. buying a flat
You invested 50 lakhs, 10 years later I dont think it will double as apartments only depreciated after certain time.

adi 75 lakhs aithe, and dollar appreciates too, then with 20% tax, it will be the same after 10 years.

2. Scenario 2
Invest on land or independent house, its very difficult to maintain and protect it remotely as land gets kabja or maintenance of independent house is impossible unless there is an excellent person who can manage it.

But this will appreciate probably 2-3 times based on area. but too risky.

Assuming you brought something 10 years ago, and put in 100k, 45 lakhs

today, you sold for 90 lakhs

20% tax, 72 lakhs

will get you.... 103k. If the property doubled, which is not the case most of the time

Let it sit for 10+ years and sell it when required for college.

Its a very tideous process and costly affair to bring Money from India to USA,,

also if it is from a property selling, it attracts lot of tax,, So better to hold money here than investing in India.

The tax you pay and the appreciation of property vs appreciation of Dollar doesnt really makeup with each other.

I don't agree with this assessment

India lo RE is a losing proposition

a half decent apartment costs 60lakhs plus. And the rent you get is barely 20k. It's a money pit, you're better off holding cash in USA

Guys don't take your 401k or your home equity to pay for your kids unless you are <45. And have 20 year service left.

You will not be able to pay off... And I am damn sure kids when they grow up they take you for granted and might not pay you on time.

Student loans are best in this case. Your kid will be responsible to pay off. And if all be good thing. Your retirement will be safe.

you'll lose 5-10pts on the score for a credit check. Once the first credit check is done, any number of credit checks within 2 weeks will not cause any drop down in the score

So, you can shop and compare any number of sites within 2 week period

Saar, dont think too much, go for co-signer, shop around, student loans are 1000% guaranteed.

It doesnt depend upon many factors like other loans, Student, college, GPA these are the ones that matters.

Like auto insurance gives incentives for good student, these loans encourage good students by giving better rate.

@Goodman,
No matter what your credit score is, you will be approved student loan with one company or other. Only thing is that you need to pay higher interest rate. But, Thats the only option available for you at this time if you dont have enough money in either 401K or home equity.

Good luck..

About drop out: Money leka Drop out aa?? Inkaa parents vundedi yenduku ? aa maatram support cheyyakundaa? Kids ki interest lekundaa drop out ayithe adi vere sangathi.

Whatever options I am going to mention here are all followed by me at one point of time.
(1)401K loan: I took 50k(that is the maximum limit allowed by IRS. 50% of the 401k amount or 50K whichever is less)loan and paid for one year. That loan is almost paid off. I think 2 more months vunnatlu vundi. Naa savings lo nunchi 70K pay chesaanu.

(2)I applied through discover student loan and got it approved with high interest rate(about 7%), but refinanced with DCU student loan for 3.65%.

I still have about 80K student loan for daughter's undergraduate fees after paying about 120K .I am planning to take another 50K from the 401K after the first loan is completed(in 2 months), so 30K loan will be left in student loan account and I can mange it comfortably.

Thanks Gudivada.
He is in Med. side and currently doing internship in same university and the place he is working has not much grants to pay to him and no time for him to do any summer jobs

I was only saying that..it will be the worst case scenario..if u r not going for any loan route..

There wont be such situation speaker saab, even if parents are not getting loan, student will 1000% get it..

So there is no way that situation arises. I was saying student loan is last option, but its 1000% guaranteed to get it.

Lets not even discuss about it.

401k loan teeskovachu, but there are some disadvantages

You have to pay within 5 years, otherwise it's a distribution

When you have 401k loan, company match is pretty much gone as payments go to loan fulfilment

If you leave company, must be paid immediately
