Interest eppudu remaining balance meedha calculate avuthundi brahmam baa...for example 4% interest rate anuko, monthly interest will be (4/12)*(1/100)*(387000) = $1290

Now what ever you are paying(assume your total monthly payment is $1,848) , in that 1290 will go towards interest and rest 558 towards principal..

Next month, your pending balance is 387k - 558 = 386,442
So interest is (4/12)* (1/100)*386,442 = 1,288
Nee payment of $1848 lo interest ki 1288 pogaa, principal ki 560 pothundi..alaa annamaata...simple interest calculation, divide by 12 bcos its monthly interest...

so basic gaa nee principal(balance) thagginchukunte nee interest kooda thagguthundi...oka saari extra 10k kattaavanuko aa additional money will go against the principal and thus ur balance and also corresponding interest will come down..interest thaggindhi kaani nuvvu monthly same payment kaduthunnav kaabatti u will finish paying off your mortgage much earlier...
