The problem with the data is- you can not generalize in with the whole USA data or for that matter the state's data.Each and every county within the state also differs on the housing prices. If you live in that are, then you will sense how the market is going to be. Many, many factors impact the local area market.

example:My BIl bought a house in PA for 350k about 20 years ago.Now it is one million dolalrs worth.But if you go one mile away, the same sized house is about500K. The reason is-The township stopped giving permissions with bigger lots(it got 2 acres lot).so, if any businessman/doctor wants to buy a house, this neighborhood is the only option. It was an unexpected movement by the County and helped that neighborhood.
