ether you got to pay 'tax to the govt' or 'interest to the mortgage bank'.Eitehr way, you are loosing your money.so, whats the point on 'not paying mortgage?' when you got the ability to pay it? If you can not pay because of various other financial obligations, that is a different issue.also depends up on the housing price trend in your area.
