its a farm land and we continued with the farmer that previous owner hired. they rotate the crops between corn, soybeans, wheat ets. last year corn ee year soybeans. income you get from that is barely enough for carrying costs like property tax and interest on capital. as I said it's not for the short term. however, we got lucky and bought under the market price. owner was in a hurry to sell (they owned this in their family since 40's) and a deal with someone else didn't go through due to financing issues. we bought it with cash and no conditions. I think we will get at least 600k if we sell it now.

ika wine yard conversion is not an easy task, you need lot of capital. proper drainage system install cheyyali first for wine yard.

our exit strategy is to wait for the zoning restrictions to change. then lot of upside.
