90% of the people I interacted are talking nothing else but real estate only.

RE market is almost floored in other areas other than Thulluru and Vijayawada. Rates are kinds of static if not going down in cities/towns

Example: JCK College road , Guntur lo.. 60 days back 35K cheppina vaadu 30K ivvataniki ready ayyadu in residential area after the CDRA notification. People are in the opinion that now it will be more diffuclt to get plan approvals with CDRA instead of VUDA

NO POWER CUT AT ALL (almost)
I have been to villages, smalls towns, apart from Vizag and Vij. Not experienced noticeble power cut. Only in villages there is a 30minute power cut once in a while (2/3 times a week).

Change in production and quality of life due to power availability. My mother used to wake up at 5am, to complete cooking/grinder work before the 12hr power cut starts at 6am. But now, not bothered, even if there is a powercut in my village but it will not be more than 30mins max. In Martur town, friends family has granite cutting factory, before state division they could only do 5K sq. ft/month due power issues, but now with the same machinery/same man power they could do 25k - 30K Sq. Ft/Month. Their power/diesel bill used to be 45-50K/month, but now they are paying 1.5L per month just for electricity and no longer using generator.

It is like summer:
For Dec/Jan, the temps seems too high... people still using ACs

Lancham is very very common and is fixed price now a days.... you want a pattadar passbook, you pay so and so per acre etc.. but I think it would chnage with online record keeping and AADHAR linking. Govts target is to computerize revenue records, it is 20-30% done but people are also showing interest in getting it done. Once they are online, nothing can be changed without survey and for that survey everyone holding land around should sign.

AADHAR linking: Now everything is ADHAR based. Slowly linking ADHAR to revenue records (Lands) , and cars, Bank accounts etc. Already in some districts, at petrol bunks, you need ADHAR linked to car to buy petrol. I think this will eventually avoid binameees. I think we are not too far away before Govt. announcing to have everybody file for Tax returns even for ZERO liability like in developed countries.

Drinking water: water purification machines are very affordable now (Approx 1.5L for 40000Ltr/day capacity). You find them in everywhere and most of the people (not majority) are now drinking purified water. There is service motto as well, serving villages with rs. 5 for 20 litre of purified water in tankers. This would definelty help keep up the health for poor.

Swacha Bharat: In the space I have seen, people are not giving any special importance to cleaniness. But Govt. is very much focused. Example: Ongole town, muncipality garbage guy used to come twice a weeks blowing whistle and moving on. But now, two people are coming almost daily, one pulling rickshaw, second one knocking each door, collecting trash and for each house hold someone need to sign and date the log book.

BABU's administration:
Runa mafeee... chalamandhi fraudulent ga claim cheyyataniki try chesinavaallu baaga dissapointed gaa vunnaru. I met few who don't farm but took gold loans hoping babu will take care. With the condition that eveyone need to provide passbook, all of them are out of luck. If you are not aware, the condition for loan waiver is, 15000Rs. per Acre of Land (Pattadar Passbook) upto 10 Acres or 1.5L. If someone has 1L loan but could only produce 5Acres passbook, then they qualify for only 75K.

Few genuine cases are also they, who took loan for farming but can't produce passbook, and not getting paid.
One of my cousin, took gold loan but his wife insisted to take loan on her name. Now the issue is, all pattadar passbooks are on his name, so they are not getting loan waiver.

People are happy so far with babu but still expecting miracles from Babu. Everybody is with lot of expectations on the capital city.

For Vizag, BABU is god.. everybody (taxi driver to Doctors, business people) praising BABU.

2-tier cities may struggle. For example, the business revenue may significantly drop in 2-tier cities like vinukonda, Ch. Peta, Ongole, Bapatla, Chirala, due to the fact that they are just an hour, hour-half away from new capital. people might prefer a trip to capital for shopping.
