I am observing lot of rational/irrational exuberance in top real estate markets both due to customer needs, market conditions (lumber pricing increases) etc.

Real Estate Market Observations:

1. Inventory down 37% Y/Y in top markets
2. Median Existing Home Prices +15% in OCT
3. Builders Raising Prices
4. Sense of Urgency to enter Homeownership
