It depends on the money u have onhand and various ways u can get ROI more than u pay for the Home Loan.
If just depositing money in CDs then one can go for 20% down too.
But typically 10% down is ideal and take first loan 80% and other 10% as secondary so that u can avoid PMI.

But again, not all Bankrate.com listed compaines are bad. Definitely they give good rates. My only suggestion is that double check to make sure that there are no hidden costs/complications with those companies. Good luck. |

first check with your local bank, I bank with Wachovia they are ready to give 4.50 with no points and credit in closing costs due to preferred employer but i am going with my friend since he gets a good commission and he is giving me for same rate.
I called mtgcapital they seems to ok but closing costs she didnt tell me saying we wont tell you without application.

The site u are showing is Mortgage Broker. He is not the lender.
As K9 said 90% of the lenders dont keep the word.
I myself had to shell out additional $400 for lock extension as somehow the things got delayed.
INGDIrect is one good one and most reliable.
If u are interested lety me know. I will send u email link and they will give u $100 credit too.
Basically they dont charge any orignation fee and just what involved will be third party costs.
Deal is u have to shell out 10% of the house cost as down. LTV shouldnt cross 90% |

Ranga, be cautious and check with your friends/others while going with some of the companies listed in bankrate.com. I spoke to some of the companies and each of it has it's own limitations.For some, there are lot of hidden costs(closing costs), For some, their track record is not that great. I worked with a company and they couldn't keep their word about the commitment day. So, what I would suggest is if a company is giving good rate, take that rate and try to do a price match with some big/reputed companies. If those reputed compaines are not willing to give that rate, then check with these Bankrate.com listed companies of the closing costs and check if their track record for issuing loan on time is 100% and then proceed further. |

I locked in 5/1 arm yesterday for 4.65 with no credit cash back, but If i go with 5.15 I am getting 2500 cash from my friend and usually he told me to refinance after 2-3 months
so you make 2500 in 2 months.
Do you have buyers agent. Is he footing any closing costs for you.

Ranga, If you have desinger EYE you can desing your curtains here, we went to Hobby Lobby for fabric and bought singer Sewing machine from Wal Mart and some practice fabric from Wal Mart.
Inka, Tailoring nerchukonna.. taruvatha curtains anni nene kuttanu. Telugu cinema lu chesetappudu.. curtains models watch cheyyi.. We have gemini..aa serials lo curtains baguntai :-)
And I hope your builder gives you Blinds, if not install your self, we did our selves, went to Home Depot and bought (ask for new home discount 10%). Go for 2 inch blinds (They look very decent)

Exterior brick cant be decided by others
it can be one of those your builder has in his collection, plus you cant use the same brick color as your neighbours or house infront of you
Color inside the house is usually standard by the builder, if you want change the colors inside the house then its expensive with builder
Tiles-decide in how many rooms you want, I have used them in bathrooms only, my kitchen, formal living and walkways have wood
Electrical outlets are standard according to building code and you can just change the location but usually they are plenty
try to get CAT5 low voltage(cable,datajack, phone jack,dishjack) integrated on one jack.(cost me 2000)
if you are sound freak then get channel 6.1 or 7.1 surround sound wiring, I had HDTV and projector installation(cost 2000)

very pretty and high end stuff
Kitchen takes lot of time and money. check HGTV or kitchen magazines

i understand urs is a condo kind of house. usually kitchen comes with wood and rest carpet. if u opt for wood in the hall as well extra. if u got small kids go for wood. upstairs bedrooms go for carpet. colors naaku anta idea ledu.
in-laws kitchen ante ippudu pedda pedda houses vuntai chudu. vatiki basement kuda almost house vedalpu anta vuntundi. u can have a full bath (with standing shower mostly). u can get permission for kitchen saying my relatives (usually parents) will come and stay. they could be urs or ur wife's. then u can have kitchen as well in basement.
once u have kitchen and full bath it is usual practice for desis to rent it out to few bachelors and earn around 1000 per month or so. |
